Tenant Find Only – £450 (one-off fee)

Ideal for landlords who prefer to manage their property day-to-day.
Includes:

  • Property marketing on major rental platforms

  • Conducting viewings and tenant referencing

  • Preparing tenancy agreements and move-in documentation

  • Collecting the first month’s rent and deposit

  • Registering the deposit in a government-approved scheme

Rent Collection – 10% of monthly rent (minimum £50/month)

Perfect if you want us to handle all rent collection and payments.
Includes:

  • Monthly rent collection and transfer

  • Rent arrears management and late-payment reminders

  • Detailed monthly statements

  • Deposit protection and renewals

Full Property Management 12% of monthly rent (minimum £60/month)

Our most comprehensive, hands-free package for landlords.
Includes:

  • Everything in Rent Collection, plus:

  • Regular property inspections (twice a year)

  • Arranging routine repairs and maintenance

  • Managing compliance (Gas Safety, EPC, EICR, alarms)

  • Utility notifications for move-ins and move-outs

  • Handling tenant queries, renewals, and the end-of-tenancy process

We act as your local eyes and ears — ideal for landlords living outside the North East.

Legal & Compliance Support – from £95 (per property)

We ensure your property meets all current legal standards.
Includes:

  • Gas Safety, EICR, and EPC management

  • Smoke and CO alarm checks

  • Tenancy documentation and Section 21/8 support

  • Deposit registration (if not included in service package)

Certificates and third-party costs billed at supplier rate (no markups).

Maintenance & Repairs

We arrange repairs through trusted, insured local contractors.

  • No hidden commission — you pay the contractor’s invoice directly

  • Quotes provided before any work is carried out

  • Option for 24-hour emergency response (coming soon)

  • Additional Property Visits – £50 per visit
