We believe in complete transparency — all permitted fees are listed below.

Holding Deposit (per tenancy)

Equivalent to one week’s rent.
This reserves the property while references and contracts are arranged.
The holding deposit may be withheld if:

  • You withdraw from the tenancy

  • You fail a Right to Rent check

  • You provide false or misleading information

  • You fail to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or as otherwise agreed in writing).

Security Deposit

  • Five weeks’ rent — for annual rents under £50,000.

  • Six weeks’ rent — for annual rents over £50,000.
    Held to cover damage, rent arrears, or breach of tenancy conditions.

Unpaid Rent

Interest charged at 3% above the Bank of England Base Rate from the due date until payment is made (applies after 14 days of arrears).

Lost Keys or Security Devices

Tenants are responsible for the actual cost of replacement.
If locks must be changed, costs will include the locksmith, new lock, and replacement keys for all required parties.
Additional admin time, if applicable, is charged at £15 per hour (inc. VAT).

Variation of Contract (at Tenant’s Request)

£50 (inc. VAT) per agreed variation.
Covers the cost of taking the landlord’s instructions and preparing a new legal document.

Change of Sharer (at Tenant’s Request)

£50 (inc. VAT) per replacement tenant, or reasonable costs if higher.
Includes referencing, Right to Rent checks, deposit updates, and new documentation.

Early Termination (at Tenant’s Request)

If you wish to leave your tenancy early, you’ll be liable for:

  • The landlord’s costs of re-letting the property

  • Rent is due until a new tenancy begins
    These costs will not exceed the total rent owed for the remainder of your tenancy.

We want our tenants to feel confident and informed about every cost involved in renting a property through us.
Below are the key permitted payments and answers to common questions.

Permitted Payments

Under the Tenant Fees Act 2019, the only payments you can legally be asked to make are:

  • Rent

  • A refundable tenancy deposit (up to five weeks’ rent)

  • A refundable holding deposit (one week’s rent)

  • Payments for variation or assignment of tenancy (up to £50 including VAT)

  • Payments for early termination (if requested by the tenant)

  • Payments for utilities, broadband, TV licence, and council tax

  • Default fees for late rent (after 14 days, 3% above Bank of England base rate)

  • Replacement of lost keys or security devices (actual cost)

    Frequently Asked Questions

Do I need to pay for referencing?
No. Tenants are not charged for referencing or application fees.

How much is the holding deposit?
One week’s rent to reserve the property. This may be withheld if you withdraw, fail a Right to Rent check, or provide false information.

What’s the security deposit?
Five weeks’ rent (or six weeks if annual rent exceeds £50,000). It’s held to cover damage, arrears, or breach of tenancy.

When is rent due?
Rent is paid monthly in advance, on the date stated in your tenancy agreement.

Can I have a pet?
This depends on the landlord’s consent. If agreed after the tenancy starts, a £50 (inc. VAT) variation fee applies. What happens if I lose my keys?
You’ll be charged only the actual cost of replacing keys, locks, or security devices.

Can I end my tenancy early?
Yes, with your landlord’s agreement. You’ll cover the landlord’s costs for re-letting and rent until a new tenant moves in.

Are utilities included?
Unless stated otherwise, tenants are responsible for utilities (including gas, electricity, and water), broadband, and council tax.

What if I pay my rent late?
Interest is charged at 3% above the Bank of England base rate after 14 days in arrears.

Who holds my deposit?
Deposits are protected through a government-approved scheme (DPS). You’ll receive full details and a certificate after move-in.
